Located just minutes from the heart of Yeppoon and an easy 40 minute drive north east of Rockhampton. Yeppoon is the gateway to the Capricorn Coast, Central Queensland’s little treasure. Whether you are yearning for a relaxing holiday or a more adventurous experience, this is the place to be.
This guide contains information on services and facilities available within Beaches on Lammermoor, as well as local information on the Yeppoon area.
While you relax here at Beaches, we suggest you take time to experience some of the local attractions, in particular the fabulous Lammermoor Beach just across the road.

By Car: Yeppoon and the Capricorn Coast are located a short 40 minute drive from Rockhampton and approximately 700km from the Queensland Capital of Brisbane. Major highways link the region with all parts of Queensland. Beaches on Lammermoor is located in the beachfront suburb of Lammermoor. Simply take a right turn at the round about located beside Shell World, and continue along the Scenic Highway until you see the building on your right (approx 3 min drive).
By Air: The Rockhampton Airport is the gateway to the Capricorn Coast and Southern Great Barrier Reef. Rockhampton is well serviced by Virgin Australia, Bonza and Qantas link with multiple flights to and from Brisbane daily and connections within Australia.
Airport Transfer: Transfers between Rockhampton airport and Beaches On Lammermoor Apartments can be arranged for an additional cost.
By Rail: Queensland Rail operates services daily to Rockhampton from Brisbane. Services are also available to Cairns. The high speed Tilt-Train services run four times per week. The new ‘Spirit of Queensland’ service also runs via Rockhampton.
Car Hire: Hiring a car is easy with Avis and Europcar situated at Rockhampton Airport.
Public Transport: A number of bus services operate between Rockhampton and the Capricorn Coast, including a local service around Yeppoon town itself. Services also depart from Rockhampton Airport a few times a day. Timetables can be downloaded from the Young’s Bus Service website.
ARRIVING AT BEACHES ON LAMMERMOOR: Turn onto the Yeppoon Road from the Bruce Highway North Rockhampton. Travel approximately 30 kms when nearing Yeppoon drive through the first two roundabouts at BP Service Station & Bunnings Hardware & continue on toward the coastline. The information centre is at the third roundabout. To go to Yeppoon/Town Centre take the first exit. For BEACHES ON LAMMERMOOR take the second exit, head towards Emu Park. Drive over Ross Creek Bridge, you will now be on the Scenic Highway. As you travel approximately 3 kms south, you will go through 3 sets of traffic lights and past the Capricorn Tavern on the right. As you pass the third set of traffic lights, you will notice signage welcoming you to Lammermoor Beach on the left. Take the first turn on your right onto Old Scenic Highway and then the first left. Along this cul de sac there are 3 apartment buildings, we are the one in the middle.
Parking is provided to all guests at Beaches on Lammermoor, your apartment number will be the same number as your allocated parking bay. You will need to check in with Reception to collect your keys prior to entering the car park.
There is also street parking in front of our building and limited parking around the pool area for additional guest vehicles if required.
The undercover parking is provided free of charge.
Please be advised all parking is allocated, however parks may not be suitable for all vehicle types. Height clearance 2.1m. Please contact us beforehand if you are travelling in a bigger vehicle as we may be able to assist with recommendations to park elsewhere.
Access Codes / Instructions
If our Reception office is unattended at the time of your arrival, you will find your keys in our after hours safe.
Please note that both the Reception office and Safe are located half way down the pathway between the front street parking and our Barracuda Street entrance at the rear of the building.
You will be sent the Safe Access Code via SMS just prior to our front desk closing.
Your apartment keys include:
- Silver key - This is your main entry access key for the apartment.
- Small keys - For the sliding doors in the apartment or the entrance gate of your apartment.
ACCESS TO CAR PARK
Go to the back of the building via Barracuda St (next to us is Sandpiper building then 2 residential houses – Barracuda St is the first street on your left) you will see our letterboxes and a vacant block behind. Stop by the pole with the yellow sign and enter code 112C. Take the long cement driveway which will lead you past the pool and to our buildings.
It is important to note - if you are using a GPS or Navman, use Barracuda Street Lammermoor 4703 as your destination location.
If you have any problems, please call 07 4913 8300 and our after hours service will assist you with checking in.
Check-in time is from 2pm.
We can sometimes arrange an early check-in, so please contact us if you will arrive early and we'll do our best to try to arrange an early entry, however we can't guarantee this.
For those that do arrive before the designated check-in time, the good news is that there is plenty to do in Yeppoon!
We often suggest that guests visit the grocery store and do a small shop. That will give you more time to relax once you've checked in! There are also a few good cafes nearby for lunch so why not relax and enjoy some of the local food!
Check-out time is 10am, unless prior arrangements have been made with Reception.
If you would like to arrange a late check out, please enquire with Reception, as it will be subject to availability.
Some friendly housekeeping reminders for your departure if we can kindly ask you to please:
- Ensure air conditioners & lights are turned off
- Remove all rubbish from your apartment and place it in the bins which are located in the fenced area, to the left of the staircase
- Start the dishwasher
If reception is unattended at the time of Check Out, please place your keys in the Key Return Box located by the reception door.
Please note that the back gate will automatically open as you depart.

BBQ Area & Rec Room
Enjoy a BBQ in our newly built BBQ area beside the pool. This is the perfect place to relax with family and friends. The poolside rec room also features table tennis and games for your enjoyment.
Beaches on Lammermoor has a relaxing pool area located at the rear of the complex. Pool towels are free of charge and located in your room.
Please ensure you are dry before leaving the swimming pool area and entering lifts, as wet floors are hazardous throughout the building. We also ask that children are supervised at all times in this area.
Baby Cots, High Chairs & Rollaway Beds
Cots/high chairs can be hired though Reception (subject to availability). It is best to book in advance so we can have these items in your apartment ready for your arrival.
- High Chairs $15 per night
- Portacot (including linen) $15 per night
- Rollaway (including linen) $30 per night
(Please note that rollaway beds are intended for children who do not weigh over 60kg)
The Silver Key will open your apartment door.
LOST KEYS: Please note there is a minimum $500 fee for lost keys
Your apartment is designed to make your stay with us as relaxing and convenient as possible. It is fully self contained and is equipped with everything you might need for your stay.
For your convenience when you first arrive, you will find in your apartment a small complimentary starter pack, inclusive of coffee, tea, milk, washing powder and bathroom products. For all additional products, there are a few shops located nearby.
If you are missing something, please don't hesitate to call and our friendly team can assist.
Each air conditioner in the apartment has its own remote which is located on the wall near the air conditioning unit.
- Use ON/OFF button.
- To control the temperature use the UP/DOWN button
- Ensure the correct mode is set (for cooling / heating)
We kindly ask that you help reduce our footprint by ensuring the apartment doors & windows remain closed whilst in use and that you turn off air-conditioners when leaving your apartment.
- Ensure switch on wall is ‘on’.
- OCEAN VIEW APARTMENTS – There are two circles closest to you. The one on the right is to lock & unlock the stove top, once unlocked you then need to press the left hand button can be pressed to turn on/off. Then press on the circles above to select which hot plate you wish to use.
- POOL FACING APARTMENTS – There is no lock on this cooktop, circle closest to you turns stove top on/off, then select which hot plate you wish to use.
- Press power on
- Turn knob to desired cooking time
- Press ‘Start’
- Ensure switch on wall is ‘on’
- OCEAN VIEW APARTMENTS - Both the heat temperature dial and the selection dial (fan or grill etc.) must be set in order for oven to work.
- POOL FACING APARTMENTS - All three dials must be used, the heat temp dial, the selection dial (fan or grill etc.) and also the timer dial in order for the oven to work.
EXHAUST FAN SWITCHES:
Exhaust fans are connected to the ensuite light, main bathroom light, main toilet light & laundry light, when the lights are on so will the exhaust fan and will remain on until the lights are switched off, once the lights have been turned off the fan will continue to run for a further three minutes before turning off completely.
Do not switch override button on, this is located on the kitchen wall which backs onto laundry, otherwise all exhaust fans will constantly run regardless of whether the lights are on or off.
- Fill dishwasher & place dishwashing powder in compartment. (ensure door is correctly closed)
- The two buttons to the left must always be depressed (out). The next three buttons to the right need to be pushed in. Turn dial to 4 to turn on. Instructions are also inside sink cupboard
Note: The powder provided to you in the starter pack is for short term use in these dishwashers it is recommended that you use finish power ball dishwasher tablets.
Foxtel / TV
All apartments are connected to Foxtel Cable TV. You can also watch free to air channels as well.
Each TV may differ in the way the Foxtel channels come through. Please press 'source/ input' on your TV remote and select one of the inputs other than DTV (free to air channels) to access Foxtel.

Housekeeping / Room Service
Beaches on Lammermoor is a fully self-contained holiday letting building so there is no daily service.
If your stay is longer than 7 days, fresh linen will be provided mid stay. If your stay is for 14 days, or longer, your apartment will be serviced every 7 days.
If you would like to request additional housekeeping, please contact us to make arrangements. An additional fee will apply.
Supermarkets and convenience stores are located nearby for further supplies during your stay. You may purchase essential items from reception for a small fee.
There are additional pillows and blankets in your wardrobes.
Baby cots, high chairs and extra beds are available upon request. Please contact reception to arrange.
A hairdryer is located in the bathroom drawer of your bathroom.
- Run water down drain
- Drop soft food waste into Insinkerator drain while water is running. Do not put fingers into or near Insinkerator drain while operating; no sharp or hard items to be put in Insinkerator
- Turn Insinkerator on (on/off switch is located in the cupboard under the kitchen sink)
- Turn Insinkerator off when finished
- Important: Run water for at least 15 seconds after use
Laundry: Each apartment has a washing machine and dryer for guests to use. We ask that you do not overload the machines. We also provide a clothes airer for you to hang towels and clothing on. Please refrain from hanging anything on balconies.
Irons and Ironing Boards: For your convenience, irons and ironing boards are located in the laundry in each unit.
Unfortunately, despite our best efforts, things can sometimes go wrong or break down.
Should you find anything that does not work, is broken or missing, please let us know as soon as you discover the issue so we can ensure it is fixed to make your stay with us as enjoyable as possible.
Overview Of The Area
Lammermoor is a beachside locality and part of the town of Yeppoon, which is situated 38 kilometres north east of Rockhampton. Yeppoon is the gateway to the Capricorn Coast and the wonders of the Southern Great Barrier Reef and Keppel Bay Islands.
Our resort style accommodation is ideally located opposite Lammermoor Beach, with panoramic views of Great Keppel Island and the Keppel Island Group on the Great Barrier Reef. We are perfectly located and only minutes from Keppel Bay Marina where you can access island boat transfers and charters.
In Yeppoon itself, there is a variety of wonderful restaurants, accommodation, shops and galleries. A charming esplanade with grassy knoll, palms and covered picnic and play areas form a backdrop to a vista of sea, sand, sky and islands. Take a look through the many boutiques and surf stores and be sure to have a bite to eat at one of the beautiful cafes or restaurants in town.
Ideas If You Arrive Early
If you arrive early and your apartment isn't quite ready, the good news is that there is plenty to do. We suggest that guests visit the grocery store and do a small shop so you are ready to relax once you've checked in. There are also a some great cafes and restaurants nearby for lunch so why not relax and enjoy some of the local food!
The other option is to take advantage of the warm weather and cool off by taking a dip in our pool or get your toes sandy and take a swim in the ocean across the road at Lammermoor Beach!
Open 7 days a week the Yeppoon Lagoon is the jewel in the crown of the Yeppoon foreshore precinct. The 2500 square-metre resort style lagoon pool is located right on the beach front and includes a shallow children’s play area, informal lap swimming area & a swim-up infinity edge with stunning views of the Keppel Islands. The surrounding park lands include barbecues and shaded areas, great for picnics or relaxing with stunning views under the tropical foliage.
Entry to the Lagoon is free and is patrolled Monday to Sunday including Public Holidays.

Taking pride of place on the Yeppoon Foreshore, the Keppel Kraken is a water play feature quite unlike any other. With a mythical sea creature centerpiece and set against the spectacular backdrop of Keppel Bay, it is the perfect place to soak up some sunshine on the beautiful Capricorn Coast.
Featuring a host of interactive elements including water cannons, jets and a unique umbrella bucket – the only one of its kind in Queensland – the Keppel Kraken is guaranteed fun for the whole family. Timber decks and custom made picnic tables are the perfect place to enjoy a summer barbecue while the kids make the most of the play area, including five spectacular sea sculptures that have to be seen to be believed.

Lammermoor Beach is ideally located directly across the road from Beaches on Lammermoor. It’s the perfect beach for fun family activities such as swimming, fishing, body boarding and beach cricket. However, if relaxation is more your style and you’d rather unwind under a tree with a good book or, wander along the pristine coastline - Lammermoor is also the beach for you! There really is no need to go anywhere else.
If you do want to explore, or prefer swimming in a patrolled area; Yeppoon's Main Beach is situated along Anzac Parade and is known as the best beach on the Capricorn Coast. Qualified Life Savers patrol daily and you can find them situated either on the beachfront or at the Surf Life Saving Clubhouse.
No Party Policy
All guests have a right to a quiet and peaceful stay with us here at Beaches on Lammermoor, so parties or loud and disruptive behaviour will not be tolerated.
Please be aware we have a strict “No Party Policy” and complaints received will be treated seriously and may result in immediate eviction.
As we are also a family building we ask that you keep noise to a minimum after 10pm. Please be aware that noise on the balcony does travel so please consider those around you.
Noisy, unruly behaviour will not be tolerated either in or around the building, especially in the pool area. Management reserves the right to terminate tenancy on grounds of unseemly conduct or wilful damage to property in the interior or exterior of the complex.
No animals of any kind are permitted in the complex, without the prior approval of the Body Corporate. Guests who bring animals into the complex may be evicted without the right to a refund.
As per the Guide Dogs Act 1972, section 5, Guide Dogs or Companion dogs are permitted in the complex subject to prior approval by management and Body Corporate. Proof of registration will be requested.
There may be an extra cleaning fee included in your tariff, which will be agreed upon when making your booking.
For the comfort of all guests, all common areas at Beaches on Lammermoor are non-smoking.
As per the Bylaws of the Building, we have a strict non-smoking policy inside the Apartments which we kindly ask all guests to adhere to. Penalties will apply for breaching this rule.
Emergency Exit Instructions
In the unlikely event of a Fire Alarm going off throughout your stay, please refer to your closest Fire Exit.
Use the Fire Evacuation Map on the back of your apartment door and in the common areas of the building to determine your closest exit. Refrain from entering the lifts and treat the alarm seriously, until notified by the attending Firemen otherwise.
Do not attempt to take possessions with you. Do not use the elevators. We ask you to convene across from the building on the foreshore.
Please do not exit through fire doors except in an emergency.

Bluff Point is a 2.3km circuit track with two lookout points overlooking the ocean and bay. It is located 7km from Yeppoon (head towards Emu Park) and is just up the road from the Rosslyn Bay turnoff.
The walk is paved or gravelled and the steps quite even for an outdoor track. The circuit goes through grassland and dry rain-forest, and at a leisurely pace with plenty of photo stops it took us under an hour. At the base there is a picnic area and a walkway to the beach.
A unique and spectacular system of above-ground caves in a limestone ridge. Tours range from easy walking, wheelchair-accessible caves to wild caving adventure tours. Abseiling, climbing wall, high ropes course, geologic tours.
